Hello my name is Gordon Cuffe. I started to invest in real estate back in 1993. I purchased my first home back then and moved into it. I moved out within one year and purchased another home to move into. I knew it was easier and required a lower down payment to buy a owner occupied home than a rental home. I kept doing that for the next few years to acquire a number of rental homes. I watched the values of these rental homes skyrocket from 2001 to 2005 because they all were in California. I did sell one rental home and purchased four other homes in Tennessee in 2006 before the real estate crash hit. I made a few mistakes after that and pulled out equity out of the other rental homes from 2004 to 2007 instead of selling them. Then I watched all my values drop by about 50% from 2007 to 2010. Many of my tenants did not pay rent for one reason or another so I had to short sale some homes and let a couple other ones go into foreclosure. It was a very difficult time in my life. I have since learned how to follow the supply and demand of housing so that I can sell at the top of a cycle to improve my monthly cash flow. I also have learned how to flip and own homes within my retirement accounts and college savings accounts. I do this to save a ton on taxes. I now like to help other investors so that they do not have to go through what I went through with terrible tenants, evictions, over extending credit and the other mistakes that I made.
